Level 3 residential building survey
A full building survey, also known as a level 3 building survey, is the highest level of pre-acquisition survey for a residential property. This survey aims to cover all aspects of the property to help you make an informed decision before committing to purchase.
We are highly experienced in undertaking level 3 building surveys, which offer a deeper level of detail and advice than the content of a level 2 building survey.
Level 3 residential building surveys are essential for older or more complex buildings, or where you already have any particular concerns about the property.
What's included in a level 3 building survey?
We inspect all internal and external areas of a residential building, along with any permanent outbuildings. Building services (including boilers and electrical systems) are visually inspected but are not extensively tested.
The survey report includes details of the property's construction, along with any issues identified and provides advice on any repairs needed.

The survey covers all visible and accessible parts of the property, including roofs, walls, floors, windows, doors, lofts, cellars, and outbuildings. If floor coverings are loose and we can lift floorboards without damage, we will also check floor voids.
The report will also highlight and provide advice on issues such as damp, timber decay, subsidence, and roof issues. You’ll receive a detailed written report with photographs, along with our recommendations for any repair or maintenance work.
All of our level 3 surveys include inspection of high-level areas using a drone. If the weather is too poor on the day to use a drone, we use a ‘camera pole’ to check roofs and chimneys, however it is surprisingly rare that we are unable to fly a drone at some point during our visit.
Unfortunately we do not offer valuations, so our level 3 reports do not include this service. We are always happy to recommend other companies in your area that can offer a separate valuation of your property.
This depends on the size of the property, but a level 3 inspection requires an average time of around 3 hours. This may be much longer for larger or more complicated properties.
