What is a Schedule of Condition?

A Schedule of Condition is a document containing a detailed description of the visual condition of a property. They are most commonly used to document a property's condition at the start of a lease, or before works begin to a party wall or boundary.

Limit your repair responsibilities

Without a Schedule of Condition, tenants can be required to fully repair and redecorate the property at the end of their lease, often to a better standard than it was to begin with.

With the use of a Schedule of Condition, the repair obligations in a lease can be restricted to its state at the start of the lease, so you won't be required to repair it any further than this in any future dilapidations claim.

Schedules of Condition

We will fully inspect the property, recording any part of the building fabric applicable to the lease, building works or other requirements that you may have.

Once we've completed our schedule (including photos and a written description of each element's condition) we are happy to discuss the report with other parties, including landlords, agents or contractors, if required by you.
