We had a Level 3 residential building survey done by Practical Surveying. From my initial enquiry to them, Tom reached out with a great introduction email and explained everything really well. We had amazing service from Tom throughout the whole process, Stuart jumping in when Tom was OOO. The communication was top quality from start to finish, and we were really impressed by the speed and efficiency of everything. The turnaround time was incredibly quick, and the whole experience felt smooth, professional, and well organised. We’re very happy with the report that Tolo had carried out and found everything in the survey easy to understand, it was really well put together! We really appreciate all your help and support, thank you again to Tom, Stuart and Tolo!Posted on Google Dino Murray21 May 2026Trustindex verifies that the original source of the review is Google. Practical Surveying completed a level 3 building survey, with an additional drone inspection of the properties roof. I found the report very clear and easy to read throughout. The structure and use of photographs were particularly helpful in understanding the condition of the property. It provided a good level of practical detail on the issues identified and remedial work required, without being overly vague or overly cautious. Overall, I thought it struck a very good balance for a visual inspection, and I would highly recommend their services to others purchasing a property.Posted on Google F Todd23 April 2026Trustindex verifies that the original source of the review is Google. Really easy to communicate with. Provided a survey within a week even though Easter was coming up. We found the whole process with Practical Surveying really smooth and they communicated with us every step of the way re: time frames and when the survey was booked for. The report was really in-depth and we appreciate that they followed up with us around any questions we had from the survey.Posted on Google Gareth4 April 2026Trustindex verifies that the original source of the review is Google. Here to add another 5* review. The people at Practical Surveying were all excellent. We asked them to conduct a Level 3 survey on a house over 200 yrs old. They provided a professional & supportive service. We've previously only purchased new builds, so the age of this property made us a little nervy. The service, the team provided went a long way to manage these nerves. Couldn't fault them from start to finish.Posted on Google Jennifer Pickford1 April 2026Trustindex verifies that the original source of the review is Google. I chose this company because they are local and their two surveyors have many years experience. I would like to thank Tom for excellent communication and a lovely upbeat attitude. The follow up call with Tolo was not rushed and was very helpful and informative. The report was very thorough including drone footage of the roof and chimney. I will not hesitate to recommend them to others.Google rating score: 5.0 of 5, based on 50 reviews

FAQs
A RICS chartered surveyor inspects, assesses and reports on the condition, value or compliance of a property. At Practical Surveying, our chartered surveyors carry out residential and commercial building surveys, specific defect investigations, party wall advice, schedules of condition, dilapidations, project management and planned preventative maintenance. Being regulated by the Royal Institution of Chartered Surveyors (RICS) means we are required to meet strict professional, ethical and technical standards on every instruction.
A Level 2 survey is a mid-level home survey suited to conventional, modern properties in reasonable condition, while a Level 3 survey is the most comprehensive residential survey available and is recommended for older, larger, altered or unusual properties. A Level 3 survey gives a deeper level of detail on construction, defects and recommended repairs, making it the better choice when you have specific concerns or are buying a period or non-standard home. Practical Surveying specialises in Level 3 full building surveys across Bristol, the South West and London.
A typical Level 3 building survey takes around three hours on site for an average-sized property, and longer for larger or more complex buildings. We aim to deliver the written report within five working days of the inspection, and we will always confirm timings with you when you book. If your purchase is on a tight deadline, please let us know at the quote stage so we can prioritise where possible.
